should i be worried

hi

we were due to exchange contracts tomorrow which is not going to happen as my buyer isn't ready and my mortgage offer hasn't been issued. the plan now is to exchange and complete on 29th june.
what worries me is today the survey was requested.

i repeatedly asked the estate agents if a survey was going to be done (no mortgage so possibly not) i accepted their offer on 14th may and my survey on my new property was carried out on 18th may.

my fear is they have left it so late so that they can retract their offer and submit a lower one. since we will be days away from moving i am packed and have spent a lot of money. i can't think why else you would leave it so long.

what do you think? should i be worried or do people often leave it to the last minute?

    You're packed and you haven't even exchanged contracts yet?

    In any case, a buyer can amend or withdraw their offer right up to the moment of signature. And only a complete idiot would buy a property without a survey, mortgage or no mortgage.

    So, yes. You should be worried
  • I felt i had no choice as i am buying from a developer who insist on 6 weeks from offer to completion. i wanted 6 weeks between exchange and completion but that was refused by them. i have therefore had tp pack my house.
    well i will go on worrying then.

    Don't waste energy on worrying. Just unpack your stuff and prepare for a gazunder.

    I'd also instruct the estate agent to continue marketing the property in the meantime.

    Regardless of your buyer, as you don't yet have a mortgage offer presumably you can't exchange anyway. Don't be rushed into anything if you aren't sure of the legal consequences of doing so

    got my mortgage offer then discovered they put the wrong purchase price on it. let them know at 3pm but they failed to get it to me by close of business.
    re survey, panic over, it is a mortgage survey , buyer decided to get a small mortgage which i hadn't expected. the survey is to check house is worth around £50,000.

    might get there after all.
