So I'm a bad guy for suggesting that having a dodgy patio door is not dramatic to the point of being worth attempting to get out of the contract?
Do people read and understand comments? Or they do they just expect to be cajoled by a psychological support group?0 -
I don't think you understand: the OP's chum is determined to get out of this AST and is only interested in posts which will suggest ways on how to achieve this.
Unfortunately there are none, so they will just have to get on with things as best they can, acting on the opinions people have offered. Or pay rent for two places at the same time0 -

If they want to get out early
-they could refuse to pay rent and allow the landlord to take possession, but a county court judgement is rarely a good thing.
- they might claim that the contract has been frustrated due to the landlords unwilingness tp rpovide what was agreed, nd required. The cost oad risk of losing is such that it would be cheaper to pay the rent to the end of the term.
That's why most replies are focused on solving the problems not walking away.
If you can establish that there is damp, not simply a lack of heating, or poor heating practices by the tenant, that water is coming in , and that it is easy to force entry to the patio door, then you can start action against the landlord through the disrepair protocol;

As to the cooker, google the make, and draw the markings on a removable label and stick them on the cooker.Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
