Thanks David, it sounds like our set up is very similar. The whole thing works if people do as they should, it is obvious but only when it's pointed out it seems. I am considering block paving the front lawn to give 2 extra parking spaces. The access to these would be straight across the area in question, and reverse out same way. That would make it more obvious, not to park behind another car. I can just see that my first introduction to the new owners may not be as easy as I would have liked.0

I would take the opposite view. If they are claiming something on the particulars which belongs to OP or infringes their rights, a letter to the EA might be very helpful later, even if the EA don't tell viewers or buyers.david29dpo wrote: ».... I wouldn't tell the agent (i don't think they would tell any buyers anyway, or have a duty too)
If the buyers are shown a copy of the letter later, they will know that you have done your best to inform any buyer and blame the estate agent more than you for sticking up for your rights.Hi, we’ve had to remove your signature. I agree with Strapped above, my first thought was that you could paint a boundary on the ground, so its completely obvious to anyone viewing.0

I was going to say the same thing about sending a letter to the EA. If you send a letter, the EA has a moral duty at least to tell a buyer of the situation, and you will have done everything you could to help the potential buyer.
Even if the EA doesn't communicate your letter to the buyer, you can show it to them when they move in, and they can focus any resulting anger/frustration towards the EA, and away from you!
I would send a letter by registered post and email to the EA. Be polite and explain that you want to ensure that your relationship with your new neighbour gets off on the right footing.
If you are going to put any signs/cross-hatching on the drive, make sure you do it NOW!0 -

EAs and moral duties
The EA is acting for the seller not you and his duty extends to getting the maximum price possible for the seller, not to putting off buyers with a potential parking issue. Any issue about rights of access should be dealt with by the seller's solicitor.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I think that's where I need to go here. I will send a letter/ email to the agent and ask them to ensure the buyers legal guys get the picture on the parking arrangements. Hopefully it will be forwarded and new neighbours will be fully versed in where it stands. Painting hatching and stuff will make the area look like an airport ! Tho it may come down to that sometime. Thanks all.0

The EA telling the buyer is a WIBNI [wouldn't it be nice if]Hi, we’ve had to remove your signature. If you’re not sure why please read the forum rules or email the forum team if you’re still unsure - MSE ForumTeam0 -
I would put a little sign up notifying potential buyers, just to make sure they get the message.0

Is there any sort of line marking the edge of their boundary?
I would go with the two new parking spaces, making it obvious that you can't park on the access only bit.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
There is no marking to show boundary, the hedge that borders the far side of the drive goes from dark green to light green - I've no idea when it comes to plants! But it does define the boundary line in a natural way. I've emailed the agent earlier and got this back -
Thanks for the email. The property has now been sold – due to complete hopefully early August – I did the viewing with the family and did mention this to them – they seemed very nice.
So hopefully no more tenants at the house and nice new neighbours who own.
We did have a family before we sold the house who wanted to rent it and they actually didn’t take the house because of the parking convenant as they wanted more parking than the house could offer so we are always telling people.
Hope that helps
I've thanked her for her help, absolute star !!0
