Hoping MSE folks can help me...I've seen a house in Glasgow on at £178k fixed price.
I know it was purchased in 2010 for £176k and they've done new bathroom, kitchen and CH/HW; vendor's reckon there's £30k been spent and makeover suites my taste so there no question of ripping out.
Family issues are forcing sale.
As the market is slow, I was tempted to offer £169k, as cash buyer. Too cheeky?

Do the selling agents have any Notes of Interest from other parties?
How long has it been on market?
Are there any directly-comparable houses that have sold recently or are for sale at the moment? How do their prices compare?0
