Replacement of roofline, soffits and guttering with uPVC

Hi everyone

Our house is in a state of disrepair. Nothing has been done on it since we bought it 25+ years ago (long story, really long story) and not much done on it in the previous 10-15 years from what I can tell. So we're going to release some equity with a re-mortgage that (fortunately) has built up over that time and start getting things fixed up. The valuation report of the re-mortgage stated that essential work was needed to roofline and guttering and that the funds would not be released until this was done. That's fine, we'll do whatever work is needed to get the house back into liveable and re-sellable condition.

It's an end of terrace property and the front and back corners appear to be rotten, gutters replacing, and paint flaking off under the eaves. So I'd like the whole lot replaced with uPVC. The water damage seems to just affect the wood, the tiles appear well-placed on the roof and the brick work looks ok.
It's 2 storeys on the front, 3 storeys at the back and slopes about 1m from front to back down the side (then there's a drop to the garden level over a wall). Apparently scaffolding would be needed at the side/rear but the front could be done by ladder.

The first quote I've had is from a local but fairly large (not nation-wide) double glazing company based in Kent. They quoted £3,100 including everything. Scaffolding is included and accounts for about £400 of the total apparently. If they found asbestos in the boards they're replacing it would be another £900 to get it dealt with properly.

Does £3,100 sound reasonable?
I have no idea how much this type of work costs.
I've yet to go to war with them on that price, what sort of margin for negotiation would they have?

They're also going to quote for double-glazed replacement windows/doors. And there's 2 further companies (smaller local firms) that I'm going to get quotes from as well.

    I would wait till you got all your quotes together to be honest.

    Sometimes some of these companies have their own scaffolding so a hire charge isnt added on.

    Seems a bit expensive but I'm no expert. Always get references anyway and remember any price may have VAT added. So check
    make the most of it, we are only here for the weekend.

  • if you was in greater manchester i would be saying £55-85 a running metre plus scaffold cost even if you were to double it i think your quote is excessive .As for asbestos it is very rare to find this on terrace house rooflines

    I was not expecting my first quote to be that high. I'm getting a couple more quotes this week then can see how much I can work that guy down.

    That's interesting - I'm in Cardiff, and I've had two quotes:

    - 1st from UPVC specialist (full of I've just had a cancellation) - £1000 that went down quickly to £900, then came around a few days later to go down to £850.

    - 2nd from a '25 years in the business' specialist, who was more professional and thorough - a written quote for £1400!

    It's a semi-detached house, with about 7 metres front & back and 9 the side.
    A difficult choice but sometimes the cheapiest is not always the best!!
