    What does your agreement say? Many agencies and landlords are reasonably flexible with this. Your tenancy ends on the 19th at 23:59hrs but most agencies will accept the keys at 9am the next morning and that should be in your agreement.

  • Just says i need to hand the keys back. The agency has gone bust so i cant go there so either need to give them to the landlord or someone else he appoints. Despite being asked a few times he wont tell me what to do with them.

    My landlord is being completely inflexible.

    If your landlord tries to argue with the deposit-protection scheme's arbitrators that he is entitled to withhold your deposit because he needed two month's notice he will be very unhappy with their decision indeed.

    Go to his house early tomorrow morning or even this evening and drop them off. If the door is not being answered then get your mobile out and film yourself posting them through the door.

    Your landlord thinks that his rental contract is correct. By law a FIXED Term Contract ends - at the end of the fixed term. No notice is required.

    Even in a periodic tenancy (if the fixed term is not renewed), the notice required of the tenent is one month in a alignment with rental periods.

    Statute law trumps contract basically.

    Get the keys back today or tomorrow and if the LL bvleats suggest he contacts a lawyer. Make sure you have photos of everything before you leave including cupboards and down the loo.

    Do not expect the EA to have the least understanding of tenancy law.

    Is your deposit protected?

    Absolutely.

    No notice required at the end of a fixed term and you have informed the LL as soon as you knew.

    If the LL refuses to tell you how to hand in the keys I would personally go and post them through the letter box of the rented property today.

    Then you have completed your side of the contract.

    It is very importnant that you do this because your tenancy ends on the 19th June and you do not want to be responsible for another month's rent by going past this date.

    As regards your deposit, since it is protected just follow the guidance on the relevant website.
