**Letting agency charging for items/cleaning that is not required out of my deposit!*

Hi All,
**SCOTTISH LAW**
Long term lurker, not much poster!
Have moved out of rented flat and back in with my parents, letting agency is trying to charge me for 'professional cleaning services' to gut the flat from top to bottom.
On top of this, charge for things that were not in the flat when I moved in - which I clearly marked on the inventory as missing.
They are also attempting to charge for 'fair wear and tear', e.g. the washing machine seal has a tear but have been in that flat for >1year now (and to be fair, had a tear when I moved in!) and the state is not marked in the inventory - it did not even work the first 3 months I lived there till they bothered to fix it!
I spent two days cleaning and gutting the flat - its spotless! they are clearly trying it on!
Sadly I didn't take photos but wish I had done - nothing in contract about professional cleaning after tenancy other than soft furnishings which is acceptable.
Any advice?
From now on I will be withholding last months rent in leau of getting deposit back - puts the ball right in my court, despite what the contract says..
