    But there are some FTBs out there who are coming on the market (I'm one!)...so I would have a look at sold prices for your postcode, look at the streets surrounding etc, and then see if yours is similarly priced. (do this on Zoopla, findaproperty etc).

    Another thing to do is pop your postcode in rightmove, and act as a buyer. Maybe say search within 3miles, and maybe give a price range of up to 130k.

    Then look what you are up against, and don't discount flats. Thing is, a flat at that price is likely to be bigger than a house at that price, and FTBs are probably the most likely not to worry about living in a flat.

    The other thing is to repaint your walls, and freshen it up to a neutral basic standard. Although I myself cant stand magnolia, I agree it helps vision...and the fact is as FTBs you may well not have much spare cash to be doing a place up, especially as you need to buy furniture and get a decent deposit....so you need somewhere where you can just move into with no fuss.

    If you do decide to rent, you would probably want to do the freshing up with magnolia anyway etc, as it will appeal to renters.
