....hi everyone, I'm kinda new. Well, we have been looking at a house last week, I booked a mortgage broker appointment for today. Anyhow, we've decided house wasn't for us....but by coincidence, I was driving down a road today and spotted a for sale sign in a road we've always liked. Turns out board only went up today. We viewed it this morning and I instantly got "that feeling" which had been missing from the other properties. It's chain free and needs updating as previously lived in by old couple but we both loved it.
Went to mortgage broker this afternoon as planned and to see what we could go up to. This property is priced very realistically to sell and after viewing again we decided to go for it and make an offer. EA said I would have to speak to their mortgage broker even though I said we had been to one. He called, he said he didn't want to steal business as I was happy with the guy we spoke with and after discussing financials said he would contact EA to tell them to put offer forward.
Now, firstly have we been too keen? I've not heard anything back from EA but she did mention anther viewing was booked for tomorrow. We've accepted an offer from investment buyer so no chain. We out a bid in at £195 and it's up fr £205 but needs refurbishing. I'm just disappointed not had even a call to say they thinking about it r wait fr tomorrow and as I'm a worrier I keep thinking they may try and get us to increase. Have we been too keen?

No-one in their right mind would accept the first offer after having been on the market for five minutes.
Be patient or they really will think you're mad keen and try to extract more cash from you. To date I'd say you've been decisive, not too keen.
You're in a good position as you're not part of a chain, so you should be pretty attractive to a committed seller0 -
Hi, we were in the same situation but were told that once an offer has been placed, the house is classed as 'under offer' and the ea is not allowed to show anyone else around until it has been accepted or declined so I would phone in the morning to confirm that is the case. Hopefully your offer will be accepted, good luck

It was the EA that we put the offer in with. The viewing was cancelled and the following day they accepted our offer, 2 days after putting it on the market

I disagree with never accepting a first offer, I think it really depends on the local market and how well things are selling. My last house sat on the market for 18 months and I would have been so very happy had it got offered in 5 minutes!

Lou, there is nothing to stop a house that is "under offer" being shown to others. It would actually be very unusual for viewings to stop at this stage. Even once a sale has been agreed (SSTC), viewings can go on right up to the point of exchange of contracts! All perfectly legal.
However, a smart buyer can (and should) make it a condition of their offer that, if accepted, the house goes off the market and all further viewings are cancelled. That's not a legal issue, just an agreement between the buyer and seller.
Maybe yours was a policy of the particular EA?
Angelbeefpie - hold tight. They're probably waiting to see if they get a full asking price offer from the other viewers, if it's a well-priced property. I suspect you'll hear back after that.0
