Boiler installed in 2007 - no CORGI Certificate

The house that I am in the process of buying had a new boiler fitter back in June 2007, but the sellers do not have the CORGI certificate.

They have, however, had it checked by a Gas Safe Registered person (dated 11/06/12) and have given my solicitor the Homeowner Gas Safety Record.

My solicitor has responded asking for the CORGI Certificate - which obviously they don't have and can no longer obtain (Not sure that they ever got one or that it was even registered ?)

But - aren't the Gas Safe Record and the old CORGI Certificate the same thing now that CORGI is no longer?


PS: Not sure which board I should have chosen - this one or the Gas Utility one - so chose this one as there are more likely to be solicitors / conveyancers on here

    Why would you expect any conveyancers/solicitors on this part of the forum to know the difference between CORGI and GasSafe when your own doesn't? Mind you, I don't think that this is an area of expertise that falls within their remit.

    In any case the CORGI accreditation stuff was superceded by GasSafe, so you would be asking for one or the other depending on when the check was done.

    If you're in any doubt about the certification why not engage your own engineer to carry out a check, either before you exchange or after completion? Your vendors aren't under any obligation to furnish you with a certificate and they are under no obligation to have any checks done in their own home if they're happy to take any consequential risks.

    The Gas Safe person has taken on responsibility for ensuring that the boiler, flue etc conform to current safety rules and is safe to operate. Check the wording on the inspection report. Ring Gas Safe to confirm that the bloke is registered and that my first sentence is correct. You could ring the bloke to see if he will complete the building regs form. There may be an extra charge for this. A boiler installed in 2007 will be usually out of manufacturers guarantee.

    Personally, I am happy that the Gas Safe Record is genuine.

    The highlighted part in red worries me slightly. Do you think that my solicitor is insisting on a CORGI Cert to make sure that the building regulations have been covered? (Is this the difference between the two - Building Regs are not covered by the Gas Safe Record ?)

    Or is this just a simple case of getting some form of Indemnity Insurance in place ?

    There are two issues:

    1) is the boiler safe/reliable?
    If it has been inspected/serviced recently by a GasSafe registered engineer, that is a far better guarantee than the original installation certificatewhich would now be 5 years old.

    2) Does it comply with Building Regulations?
    Strictly speaking (and this is where your solicitor is coming from) it should have a BR certificate (usually provided by the GasSafe/Corgi installer), and without this in theory the local council could require the boiler is removed or upgraded to comply.

    But let's be honest:
    1) a GasSafe engineer has recently inspected the boiler, so it must comply, just does not have the certificate, so the council would not demamnd removal and

    2) is the council actually going to know? Are they going to come knocking on the door asking to inspect the boiler.... I don't think so!

    Yes, I think you are right. I think I'm just stressing over how slow things are progressing and nothing really to worry about. :o

    A boiler installed in 2007 would have been installed by a CORGI registered gas installer (unless this is a DIY/cowboy job)... on the 1st of April 2009 Gas Safe Register took over. Advice here and here. A Gas Safety Record and a Building Compliance Certifcate are two different things.

    Don't be sure, a gas safe registered plumber that I know buys his pads of certificates off eBay. So anyone can get them.

    Just a quick update

    As originally stated, my solicitor received the Homeowner Gas Safety Record (and I did confirm that the Engineer was registered with GasSafe) and I am now pleased to report that they have also received the Building Regulations Compliance Certificate.

    So it looks like they covered both issues.
