New build - incentives to ask for?

Hi,
Negotiating on a new build at the moment.
Wondering what ideas people have for incentives that I could ask for.
This would be to keep the purchase price of the property higher, so the developer looks good, but effectively allow us to pay less.
My starting list:
- stamp duty
- carpets/flooring
- garden turfed
Any others?

I am in exactly the same situation and I see you have also wrote on my forum.
I am asking for some of the following:
- White goods (washing machine etc)
- Built in Wardbrobes
- Laminate flooring downstairs instead of carpet
- Outside Tap
- Light up the attic (sound stupid but surprisingly useful - espec if wanted a future loft conversion)
I am thinking about asking for all of these when we increase our offer. Havent asked for stamp duty as it is £1,300?

Stamp duty is a good one all round I believe, but I remember you're getting that 5% gift back, so they may not give you the stamp duty too.
But you can ask - I will probably go down this route myself today.
It allows the builder to register the sale at the higher price, and tell every other potential customer that "plot X sold for £Y" when in fact it effectively went for less as the builder paid the stamp duty!0 -
Well we are going to see the property again tomorrow just to make sure it is 100% the property we decide what to offer next.
Yes - they def seem to want to record the sale at the asking price, otherwise there is a potential bargaining tool for other buys if they see that a propety has sold for x below the asking price. Even though msot of the ones on the current development have been recorded as sold at the asking price, you have no idea as to the level of incentives that these people had.
So I may be cheeky and giev the full asking price but if they pay the stamp duty aswell - probably a bit adventerous as we are having the 5% gift as you say - but you never know.

I just bought a new build. Here is what I asked for (it was a small local builder):
- Garden seeded (not turfed, better to seed in my opinion if they are doing it themselves)
- White goods including dishwasher and integrated microwave
- Outside electrical socket
- Underfloor heating in conservatory (in the end I had to pay for this :cool: )
- Carpets and wood flooring throughout
My neighbour said he wanted blinds on all the windows and they did this, I believe.
Do not get too hung up on these, just make sure you get a good price. The more you ask for, the more it will cost them, and the less movement you have on price.
Personally, I wouldn't ask for built-in wardrobes without seeing an example of one they have done before! Neighbour had one and they were really cheap and horrid looking, so I opted for SlideRobes and took off £1.5k from the price offered."The only man who makes money from a gold rush is the one selling the shovels..."0 -

I think if we avoided any builder that any one individual has ever had any problems with, we would rule out all builders...
The builder we are talking to is Abbey Homes.0 -
all developers have issues, the more homes u sell the more complaints ,all are usally nhbc so not much to choose between, go for customer service,have to admit most builders need lessons in this but are slowly changing good luck with incentives make sure you go for the most expensive ones.my bark is worse than my bite!!!!!!!!0

- wood flooring throughout
- shower fitted over bath
- some extra sockets/light in cupboard under stairs
- gardens turfed/stoned0 -
In process of buying a new build. As we are 1st time buyers they have offered us 5% deposit gift, and £15000 of upgrades of our choice. The developement had only just started with only 1 house complete so far. All goin well should have mortgage offer by the end of next week0
