LandLord Gas Safe Certificate

I always go through local letting agents to find my tenants using there one off fee option (i.e. half one months rent fee and thats it, they have no further input)

One agent has asked for the latest Gas Safe Certificate which i had done last week (they have a copy of the first one)

They said they want it for there records but why? None of the others have ever asked for this.

    because just like LL, some agents are more aware of L&T law than others, you have picked an agent that wants to make sure any T they deal with are going to end up in properties which are owned by LL that observe the law. Of course an agent has no responsibility to check that in the first place but it is just incredibly possible you have an agent that actually cares about the conditions the T lives under?

    I can't think of a single reason why you as LL should object to your agent knowng you have a current GSC

    I dont object to them having a copy, just wondered as to why. Your answer seems fair.
    However, i won't be using this particular agent in the future due to there excessive 6 month renewal fee they try to scam me with (i and the tenant was happy to go on a rolling month)

    just like you they are in "it" to make money, but they work for you, so as you say use whatever of their services you are happy to pay for and don't use their other services! They cannot compel you or your T to sign anything given that SPT is available free of charge
