Commercial property in manchester

Hello

I am looking to purchase a commercial property in manchester - around, Gorton, Openshaw, Moston area. Does anyone know of any estate agencies that cover commercial properties in these areas?

I have walked many a pavement around here and there are sooooo many shops that are boarded up - most in dis-repair and without a For Sale/Rent sign board. I was wondering if it was worth me trying to find the owners of a select few of them (as there are so many!) to see if anyone would sell. How would I do this? I then think, would these people really want to sell if I contact them, as why don't they have their property up for sale already?

Any advice on this would be great! Does anyone know these areas and has any thoughts that they would like to share?

    Only me again! Also can anyone shed any light of gaining planning permission to change a class A1 retail outlet to an A3 restaurant/take-away?

    A3 is the most difficult (and expensive) use change there is.

    Talk to the local planning department.

    On a different note, there is generally a very good reason why shops are boarded up and unoccupied, spend a lot of time doing proper research before you sink your money into anything.
