Although the cynic in me does feel those in the investment industry sometimes over state the risk in property (prices dropping, single asset class, mortgage rates shooting up) as if they don't want your money to go into property but instead invested in some other financial product from which there is a greater chance of them benefiting from it.
IKWYM, but I think people need to be warned of the risks of investing blindly in a single property in much the same way as they'd be told to avoid investing in a single AIM share.
Where people go wrong, with equities and property, is they invest in things they don't understand, put all their eggs in one basket, and then blame the global economy when things don't work out as planned.
Portfolios are better than punts, and knowledge is power.I am not a financial adviser and neither do I play one on television. I might occasionally give bad advice but at least it's free.

Agree.
Depending what stage of your investment cycle you are in, in the early years sometimes a little risk is required to gain the knowledge, and with risk managed to the best of your ability hopefully it will be a positive outcome rather than negative.
Negative then you leave well alone but if its a positive experience then knowledge is power by where you can repeat a successful investment idea.Never let the perfume of the premium overpower the odour of the risk0 -

I've learned more from my negatives than my positives. I've learned to look long and hard before I leap, blame no-one but myself if things go wrong, and that risk and reward are forever intertwined.

Also remember Capital Gains Tax, if you aren't living in a property you have to pay this.
Investing in a high risk shares portfolio in a S&S ISA may yield about the same, but you get more money to spend at the end due to not having to pay any tax!
Buying house in 1989 for £60k, value down as low as £30k. Sold 10 years later for £45k, up to £120k recently.
Wish we'd kept it rather than selling out when we did ....Remember the saying: if it looks too good to be true it almost certainly is.0 -
