    My son's in Canterbury too, just finished first year @ UKC. He has his house for next year, paid 1/2 months' rent for each of July and August and will be moving in beginning of September.
    He hasn't had any demands for insurance though. We are just assuming we will insure his belongings from 1 Sept either as an add on to his policy or separately.. Have a daughter who has just finished her final year at UCL and managed to negotiate all the accommodation OK, including a year in Finland, so it can work OK. London housing just appears to be on a straight 12 month contract though.

    An HMO is not simply defined by whichever type of tenancy agreement a LL chooses to use. The Housing Act 2004 sets out what constitutes an HMO.

    Annabee - the "two or more households" refers to Ts who are unrelated to one another, ie not living as a family unit

    Yes - furthermore on that basis it is a mandatory licenseable HMO
    Given you state that the property is accreditied under the Canterbury scheme I would be very surprised if this had not been checked as it is kinda key to the whole scheme...

    you can always ask the council to confirm its status - I did and confirmed what I already knew, LL not in the scheme can easily get away with not licensing!

    I had no trouble getting 6 and 9 month contracts in London.
