If you believe the agent (I'm not sure I would) and/or they genuinely have the apartment next door on their books, I would be tempted to offer the EA higher commission - not lower.
For example, if they would get 1% for selling the neighbour's apartment, but only 0.5% for selling yours - they are going to encourage buyers towards the neighbour's.
I would consider offering the EA a bonus for achieving a quick sale (e.g. an extra £500 for the successful negotiator on completion, if they get an acceptable offer within x weeks, and/or you exchange by a particular date.) Then they will push more prospective buyers your way.0 -
maybe they are trying to eliminate the competition: "whichever flat u the buyer want, u have to go through me the EA anyway"...0

I had similar and we drew up a contract that was for the EA to introduce 2 named buyers (that they claimed to have). So no marketing, no advertising, just introducing the people he claims to have up his sleeve for a reduced commission.
