Just took the Plunge (FTB)

Weve just taken the plunge, having read a lot on here about house buying, etc.

We spotted an end of terrace for sale locally for 140k viewed it a few times and placed an offer based on a few defects it has (127k) as expected it was rejected, so we waited a few more days, requested an agent only viewing to have a good only poke around at the defects we had spotted (Im a QS by trade and my Father is a Construction manager)

We then placed an offer of 131k which was accepted :)

A few weeks later (and a few reads of horror storied with Premier Property lawyers whom we are working through) and we have just sent of our payment at exhange (all of our savings) and were now embroiled in a life of "B&Q on Saturdays and Homebase on Sundays" haha to have a good old nose and whats about and on offer.

but we wanted to take the time to say thankyou to those of you who's stories / suggestions and ideas we had taken on board and used in our first ever house buy :)

Roll on the completion date :) (12th July) woop woop.

    Congratulations, and how about giving Wickes a try on Friday nights? :rotfl:

    It is nice trudging around the 'sheds' when you've got a new home to refurbish etc, but boy is it hard on the feet (and wallet), so get plenty of rest in between times.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    haha yes.

    its all exciting, but as im quite handy with tools, i have a feeling it will end up as one masive project rather than a few odd jobs.

    Just spend hundreds in the last few weeks,my power washer went,my petrol lawnmower went, stripper and paint for garage doors and the floor and hammerite for the iron gates and fencelife for 30 panels..and finally woodstain for metres and metres of wood...thats just for a annual maintenance.. around £500 and still not finished

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Me and Boyfriend put a offer in last week for our 1st house but our broker seems to be taking forever and seems to be asking for ALOT of information about us to move forward with our mortgage. I'm starting to worry that the broker is having more trouble getting us a mortgage (I've just started a new job) than he's letting on.

    and the EA and the seller is starting to get fed up of waiting for us to move forward.

    Vgirl - thats not good, who are you looking to borrow from?

    were using Nationwide, not the best rate, but for our situation and circumstances they are the best we could get (were placing a 20% deposit down)

    hope it speeds up a little for you.

    Were due to exchange today (exciting times hey)

    we managed to exchange a few weeks ago, and will be completing tommorrow.

    Things are begining to get real now (so to speak) we have a whole room full of "DIY" stuff. (picture rails, bags of plaster, loft ladders etc) that im quite looking forwards to getting on with.

    and the OH has already looked at all the colours under the sun (including the 50 shades of grey haha)

    anyone else due to complete this week?

    I remember in our first 6 months (...3 years actually :rotfl:) after moving into our house, we had a massive shoe box full of those orange b&q receipts ... i never totalled them up, was too scary!

    enjoy the fun of a new place! :T
