Conservatory without planning permission or building regs

Hi All,
We are just about to exchange contracts on our FTB and have found in the report that the conservatory does not have planning permission and There is no paperwork for the current conservatory.
I have tried to find out more on building regs for conservatories but have found differerent info. I have read different advice on when you become exempt from planning permission... some say 1 year after building other say 5-12 years! Is this the same for building regs?
There was a prior, smaller lean to/conservatory built which was exempt from planning permission/building regs, however the current conservatory was built in 2007, with no atempt at gaining planning permission. My concern is that they have knocked down a large section of the external wall and removed the doors so that the conservatory is now open plan into the kitchen diner, which differs from the original conservatory which didn't need planning permission. I have read: All conservatories must be separated from the house by an external quality door, patio door or French doors.
The seller is going on a 2 week cruise on saturday, and we were hoping to exchange this friday and complete once funds have transfered while the seller is away (she has already moved out and is leaving keys with solicitor until completion). We really don't want to stall things any longer as a few issues have arisen through this process and we just want to be in the house asap. The solicitor is not aware of the removal of walls and doors..... should we raise this and seek indemnity insurance (which may stall things a few more weeks) or are we outside of the time frame for plannign permission/building regs to bite us in the backside?

For planning the limit is 4 years, and they may not have needed permission any if it fitted in as permitted development.
Building regs are not intrested, it's a 1 in 10000 that they would take any action. That's why the indemnity policy is around £100.
You lender may make you get the indemnity.
If you like the conservatory as it is I would just seek clarity on the beam holding up the house above the gap where the doors were.0
