Hi
i rent a house back in Liverpool, the tennant has done a runner, left some of his belongings in my property,
he left letter with lettings agency, i yet to receive copy of letter,
1. how do i stand getting house on market to sell ( i sick to death of it all now ). There is a deposit of course to deal with, his belongings, (bed, tv etc )
2. he has left house with some defects, broken back door, that kind of thing, whats the best wording, pressure I can put on agency to get hold of this person
all advice welcome

Without the contents of the letter, it is hard to say.
However, unless I am mistaken, until you formally evict him it is still his property. How much in debt to you is he with regards to his rent payments?
You mention a deposit, so you can use that to fix any defects once the tenancy has been formerly ended. You dont need to pressure the agency to find him for these matters as you should be able to get those monies from the deposit.
Until you actually evict him or null the tenancy, it is his property, and can return at any time. Going in/changing the locks/removing his belongings could cause problems.0 -
We can all give impartial feedback on deposits, too. And we're not agents touting for business.
OP, please consider doing absolutely nothing for the time being. You need to be quite certain that your tenant has surrendered the property before you do anything and you or anyone acting on your behalf goes anywhere near it.0 -

I'm sure you meant well but touting for business is against the forum rules.
If because of your occupation you have expertise in this area, please feel free to advise the OP on his rights/obligations as a lanldord in these circumstances, but do NOT try to get his business.
If your 'motives are pure' put your advice up on the open forum where it can
a) help others in a similar position to the OP and
b) be subject to peer review (I'm sure your advice would be correct - but the principal is sound!)0 -

You cannot act until you see this

you can put the property on the market, but until the tenancy is ended you will have to sell with the tenancy in place ie to another landlord
2. he has left house with some defects, broken back door, that kind of thing, whats the best wording, pressure I can put on agency to get hold of this person
you can use the deposit against damage/rent owed, and if that is insufficient you can sue the tenant in a Small Claims Court IF you can find him

This is a difficult situation. Read this advice here on Landlordzone about abandonment by tenants.
Make sure you understand the law on illegal eviction. See Protection from Eviction Act 19770 -
Advice to do nothing is good. But if the damaged back door is a security risk I suggest you get the damage photographed and ask the agent to get it repaired.Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.0
