House Sale Delay

Just wanted to get your thoughts/comments on the following, We have agreed to purchase our rental property from our landlord things have been progressing well and pretty much complete within 6 weeks until we got to the day of exchange of contracts, we had transferred our 15% deposit and fees to our solicitor and our side of the contract signed and mortgage company lined up to transfer the mortgage over and then I get a phonecall the following morning saying that Landlords partner is in Intensive Care and is unable to complete or exchange at the moment with no indciations on timescales, I completly sympathise with the situation and wouldn't wish that to happen to anyone but we are at a loss where we stand, technically he could not go through with the sale now and to make things even more interesting our rental contract ends next week and will turn into a rolling contract but I'm keen not to pay any more rent than necessary and have to claim back partial month of rent from my letting agents which is always fun !.
Any advice / suggestions on the situation appreciated.
