Any votes for the Lea Valley end of Clapton. New flats down there look affordable and pleasant.0

Kidbrooke is an option in the SE. It's next to Blackheath, which is very pricey but very nice of course. Kidbrooke has always been held back because it had a very ugly, bad reputation estate (The 'Ferrier') in it. However, this is being pulled down as we speak, completely transforming the area. If I had the money, I would invest here, as I honestly think the place is gunna sky-rocket in price....as other than the estate it was always nice anyway.0

How about Shadwell, Wapping, Limehouse? It seems there are a lot of modern developments coming up with 2 bedrooms in the £300k range. Stone throw away from both the City and Canary Wharf also has a Waitrose in the vicinity.
Ok, maybe not the most exciting part of town but still a hop away from Brick Lane leading to Shoreditch etc.
Also - Wapping is fairly quiet and near the river.
What are everyone's thoughts?!0 -

I think because you just have to look at the price of the houses in Blackheath, many of them very similar to Kidbrooke. They are next to each other, so you get the benefit of the proximity to Blackheath common, Greenwich park etc. On the other side is Shooter's Hill, another desirable area. Why are these areas desirable? I think they're seen as 'classy' type places.
So, the question really was WHY Kidbrooke wasnt those sorts of prices...and it was the large estate there giving it a bad reputation. They've now almost ripped it all down, and already I know two people from Blackheath moving there.
I think very quickly that Kidbrooke will rise in price to match it's neighbours- and so there is profit to be made.0 -

Ah the Ferrier, brings me back to my youth ! You can knock down the estate but it was always the people there that were scum bags (not all by the way).
As for Crystal Palace, nice buzz about the place but does have it's problems with gangs etc, like most of that area (between Thornton Heath and West Croydon).
The whole of London can be so hit and miss, very hard to predict the next up and coming areas.0 -
South Norwood is near Crystal Palace but much cheaper and better transport as easy access to east Croydon main line that gets you to Victoria in 18 min. Not all of SE is grotty, I've got a view across the woodside green from my flat, It would have added 100k in a trendy area! Shopping in Croydon is excellent as well.0

South Norwood has some lovely houses, we looked there too but decided it looked a bit dodgy at night, same with Thornton Heath but that was 10 years ago though ! might have changed now. So we went for Chipstead/Coulsdon area and love it. No gangs or anything like that plus we are in the countryside in 1 minute, but only 25 mins into Victoria. I really wouldn't move any nearer to London now as we have everyting we need there.0

Yes, once out, we won't go back. Such a better quality of life in every regard out in the sticks - I'm further out than you. All of us out here say this same thing - that when comming out of London after a day trip, you get this incredible sense of relief which for us starts at the M25 and gets better the further you go out. Nothing quite like an impromtu staggering to the local pub on a winters nights out here - something magical in that0 -

From what I understand they've moved the former residents around London/ elsewhere...and since knocked down the flats and sold them to parivate developers (lots of new builds)....0
