    why should you feel guilty?

    the charity chose to take a risk on this family, & they might have made a loss
    that they were charging a 15% interest rate indicates that they had calculated that this family was a risky proposition


    i would actually contact the charity & give them the full details as to why you need to withold the deposit

    Next time get the charity to sign as guarantor for the whole rent and dilapidations then you'll be able to sue them for the full amount.

    The charity may be a charity but you're not.
    A kind word lasts a minute, a skelped erse is sair for a day.

    How long was this tenant in your property and when was the last inspection?

    I'd also be getting onto Social Services and the Local Authority's LHA section in case this tenant has applied for another property somewhere else. To live in a property and leave it in such a filthy state isn't just anti-social, it's profound mental-health issues.

    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    I'm sad but not surprised to read your post, OP.
    Unfortunately, there is a section of our society where thinking "It isn't mine so I don't have to look after it" has become "Why should anyone have anything I don't".

    The ignorant also believe that owners can claim for everything on insurance without any cost to the individual owner - the nobody has to pay theory.

    I've never been involved in long term lets (other than when I was younger & used to be the tenant) but I have come across similar situations (not the excrement, though, thankfully) in holiday cottages - like taking carving knives & gouging antique farmhouse tables corner to corner. Personally I wouldn't touch long-letting.

    It is criminal damage, I believe. It is also behaviour which should be punished as it is what leads to landlords' worsening attitudes & treatment of tenants. As usual the bad minority spoil it for the majority who wouldn't act that way.

    Already done, and also spoken to EHDC who have been pAying the rent. I've let to another (non-LHASA) family who are selling the house after divorce, have stable, decent income and not eligible for council housing. They have not seen the property.

    It just saddens me that I work to pay a mortgage, bills and keep others in housing, yet there seems to be no thanks for this.

    Was introduced by another Cllr who works with those at risk of homelessness, who is embarrassed as hell!

    Come on! Your not doing this for charity or out of the goodness of your heart :p . In fact, its the BTL brigade that are keeping a large number of potential FTP buyers (like myself so please excuse the bitterness!) out of home ownership. Presumably you decided to be a landlord as it offers you a decent financial return on your investment - if not then you should get out :D

    While my heart does really go out for you and I agree the tenants are scum, like it or not, you are a bussiness and have to take some of these risks on the chin ( or insure against them?)

    But

    "I beg your ******* (self censored) pardon". You are running a business that happens to be in the letting of a property. You are not required to be thanked for this is anyway. You are not keeping others in housing at all. By choosing to go with a DSS renter you we're just guarenteeing your rent income from the tax payer.
