I did actually consider doing that, although I know full well it would have come out of our deposit. I rang the agents weekly and they kept saying the same thing 'the landlord wants to know about all the works before we go ahead and do them', although the landlord was never contactable. Very convenient.
I've still not heard back from the agents, btw. I'm setting Sir on them tomorrow because I know I'll lose my rag with them, he's calmer than I am!

Maybe you should go in and lose your rag. They might want to get rid of you in the quickest way possible and not mess you about further. You don't live there any more and the only hold they have on you is the deposit which they aren't giving back anyway. They can only deduct from the deposit for stuff outlined in the checkout inventory. Go in and give them a peice of your mind if it will make you feel better.0

Send them a letter stating that they have 7 days to return the deposit or you will be taking the matter to the small claims court - do a search on this forum for "small claims court" - should bring up a few cases0

I'll go in if I have to - but it's a 50 mile round trip... I can't get a day off work until the Easter school holidays (I work in a school).
I'm going to see if I can find some wording for the seven days notice and email them tonight.
Just wondering, they've had my £1,500 since last May - would I be entitled to interest? As far as I know, it's technically my money unless they have to deduct some for any reason.0 -

I'm beginning to think renters have very little in the way of rights.
You can write to the landlord giving notice that unless resolved in x days you will seek 3 quotes for repairs, take the cheapest and most appropriate and withold it from future rent.0 -

I asked the EA about doing that - they just told me that any amount withheld from the rent would come out of my deposit.
I don't think there really was anything I could have done - except install a cooker out of my own pocket0
