I have been ripped off by and estate egent and need advice.

    Perhaps the Citizens Advice Bureau might help?

    You cannot be expected to know about Ts&Cs that you were not made aware of. Are they a member of ARLA?

    You could go to the library and look at the Which? guide to writing letters of complaint. You could subscribe to Which? magazine and get free phone advice from their lawyers. Some credit cards have a free legal advice line too I think. Try a good letter to the MD then get some advice before trying the small claims court.

    Sorry to heard that, Yes, Estate agents are scum.
    I would not let it rest, and would try everything
    possible to get my money back.

    I think you have a case.
    Point of Law: Estate Agents must use clear contract terms.

    Port of calls should be:

    Citizens Advice Bureau.

    Local authority’s trading standards department.

    Ombudsman for Estate Agents (OEA)


    The National Association of Estate Agents.
    (they might not be members)

    Royal Institute of Chartered Surveyors.
    (they might not be members)

    Small claims Court.

    Don't let them get away with it.
