    I had a T out of work about 2 years ago as a result of a large PLC diving into administration.

    I spent a day rallying round sorting their benefits out with them, in part to ensure that I was paid, but also in part as I feel I have a duty to ensure that my T's are looked after in the best way possible.

    This person is now employed by a company I own (and has been from 8 weeks after they were made redundant). They wanted a job, and I offered a job to them as soon as one became available.

    OP, I think the best course of action is to go down the CCJ route, as having had a property damaged by T's recently, I feel that there needs to be recourse against this behaviour.

    Was HB paid to yourself as the LL of the property, or to T and then paid to you as if he'd earned it?

    These are 2 completely different legal areas.

    I strongly agree with that. And this way, by tarnishing his record, koolcat99 will do a great service to potential future landlords (who will be able to spot him early and steer away) and the majority of otherwise decent tenants on benefits (who don't do that kind of stuff, but are unfairly labeled like that).

    I admire your enterpreneurial spirit, but it seems you have not made any profit. Have you considered cutting your losses and selling the property?
