Architect Fees

hello,
my house is an end terraced, I'm thinking of extending the whole length which works out to 10m x 3m. This involves making a doorway from my original lounge to enter the newly extended two rooms. how much should an architect charge for his services?

    I am sure they did not; the use of the masculine gender is still generally accepted as representing all genders, except where
    a; it can be proved otherwise
    b; a person has a "bra to burn" :p
    c; any public sector department where you will be automatically "given a opportunity for growth" at "gender sensitivity enabling" seminars and "embrace a new paradigm".

    For a simple single storey extension expect to pay somewhere between £500 and £1000.

    Speak to several firms and see if they provide a free initial consultation visit and get a written fixed fee quote (not hourly or percentage fee).

    1. lump sum fixed fee
    2. % of project cost (usually on when its a large project)

    When you say "architect" do you mean ARB registered architect with compulsory liability insurance, or just a drafts-person who offers Architectural Services (which anyone is allowed to set up in business as, whether they are insured or not).

    For a 2 story extension I'd be asking about £2000 for Planning Permission + Building Regulations, not including local authority fees, structural engineers fees, SAP calculations, or fees involve in the building over of public sewers.

    Just to clarify for future forum browsers, many lowly "drafts-persons" providing architectural design services still have to provide compulsory professional indemnity insurance.

    Make sure you ask which professional institution they are members of and ask for details of their indemnity insurance when you are getting your fee quotes.
