The most plausible people can turn out to be shysters or con-artists. Some really lousy and experienced tenants have a sixth-sense and can spot a newby landlord to exploit from a mile off.

OP - you may want to have a look at specialist LL&T solicitor Tessa Shepperson's Landlord Law site - see this link for example.
Membership fees for that site and for national/local LL associations not only mean that you have access to documents & much useful guidance for newbie LLs, but also that you may qualify for reductions on some LL insurance premiums ( fee also can be set down against rental income for tax purposes)0
