Add bathroom/losing bedroom to add value?

Hi,opinions please- We have a 4 bed semi with only one bathroom which is downstairs,thinking of moving next year,so-
If we put a shower room upstairs in smallest bedroom, would it sell better/ add value, or should we leave it as it is.

I think it would probably make the house more desirable but not sure about adding value.
Is there any way you could put an en-suite in the master bedroom instead?0 -

Biggest bedroom is downstairs,( it's had a loft conversion so now 3 bedrooms upstairs)0

Is it a bungalow? If it's not I'm not sure I'd say a downstairs bedroom is a bedroom rather than another reception room.1008 Hollywalk Park Blog0

It was a bungalow. We have 2 large reception rooms and a double bedroom downstairs as well as a dining/ kitchen.0

Sorry, I'm a little confused now! Are you saying that it was originally a 1 or 2 bed bungalow and you then added 3 more bedrooms in the loft?0 -
It won't add value as a second bathroom but might make the property more sellable as the lady of the house often does not like to take a bath downstairs and then go upstairs.
Also depending on where the small room is compared to the largest room upstairs consider converting the large room to an en-suite and if sufficient space add a walk-in wardrobe. That will add a tad more value and make the house much more sellable.0 -
Losing a bedroom usually means you lose value. Depending on where you live and property prices in the area, an additional reasonable sized bedroom over a comparable smaller average priced house can add anywhere from £15k-£25k to the price.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
