I sympathise. We viewed a house in a similar predicament to yours. As a potential buyer I'd be concerned that serious structural issues that may impact on my (future) home would not be addressed.

I think befriending him, explaining your situation and the feedback from viewers honestly, and then offering to help sort out his house at your own expense, would be the best way to go. Think of it as an investment that adds value to your own house!
