FTB - Second Viewing

Hello
I viewed a house last week and fell in love with it.
I am going back for a second viewing tomorrow and taking my parents for a second opinion.
What questions should I ask the vendor, and what should I be looking for?
My intention, should all be well at the viewing tomorrow is to put an offer in next week - when should I do this? The agents know I like the house as I told them I do but can't afford the asking price (slight porky!). I don't want the agents to think I am too keen, but also want to start the ball rolling!!!
Any advise in relation to second viewings or making an offer would be massively appreciated!!

Thanks ever so much for your reply.
The house is one in a row of 3 20yr is terraces, both neighbours own and are single women in their 40/50s. So should be no neighbour issues.
Good point about the box room, we are going midday tomorrow and went in the evening last time so thats good advice as the second bedroom is a slight concern sizewise (though nothing we couldn't get round!)
Vendors are in a chain but are willing to move in with parents to break the chain.
Decoration is ok - not massively to my taste but definitely live-able until we can afford to redecorate!!
Fridge and Washing machine are integrated so am I right in assuming that these are classed as fitted and part of the fabric of the house?

I think the CH works as the house was ridiculously hot last time we went - she had her thermostat set at 23 - definitely not very MSE! Also the boiler was only put in 18 months ago!

If the house is in an area where the market is still fairly bouyant and is on at a good price, don't delay too long before making an offer, just in case someone else comes along and beats you to it. Waiting a few days isn't likely to make them view your offer as as more attractive one than making an offer as soon as you know you'd like to buy the house.
Usually integrated appliances are included, but you will sometimes find vendors that have taken a bit of a hit on asking price will want to be paid for them separately, as they will have a value on the 2nd hand market if in good condition.
Ask about council tax band, is boiler service regularly, conservation area or not, approx cost of buildings/contents insurance, average heating bill or cost of direct debit if paid that way.
If your parents are homeowners, I'm sure they will know the kind of questions you should be asking.The bigger the bargain, the better I feel.
