Sorry I meant to say if everyone these days would use online agencies there wouldn't be this political problem between agents (I think!)

Please explain. If the online agent is agent 1, and the buyer won't view the house unless it's through agent 2, how does agent 1 being an online agent help the situation?
Because online agents do not care how the house gets sold, whether through them or by any other means. THERE IS NO KIND OF TIE IN.Je suis sabot...0 -

Again, if the OP is listed with an online agent - agent 1, and agent 2 has the buyer, and THE BUYER WON'T VIEW THE PROPERTY UNLESS HE VIEWS IT THROUGH AGENT 2, how will agent 1 being an online agent help, unless the OP cancels the contract with the online agent and relists with agent 2....?0 -

No one is going to commit to purchase without having viewed the property.
Agent 2 sounds like someone who wishes to buy the property himself. Trying to save a few quid by getting you to drop your agent. Then offering a lower price.
If it sounds too good to be true it probably is.0 -
Thanks - I see what you mean, however, agent 2 is trying to get the property viewed by this buyer now (during my contract term with agency 1). If I do this, and so long as I don't sell during the contract term, might I still be liable for agent 1 fees do you know please? Would agent 1 even ever find out? Just thinking this would then eliminate the fact that agent 2 might just be 'making up' the potential buyer!!0

Get this 'mystery buyer' around for a viewing then tell them direct you are with another EA and will only sell through them. You have no contract with the other EA so I cannot see how they'd have grounds for complaint if you poach 'their' buyer.0

Just because he has viewed an identical house does not mean they will definitely buy yours OP , I may be a bit cynical but does this buyer even exist ?0

I also don't believe there is another buyer, my guess is they will want you to sign a contract with them before this mystery buyer makes an offer, then you will be stuck with them when the buyer can't proceed.
Having said that though there are 5 estate agents in my area and I have bought a few houses through them. One of them I would never purchase through again, I would not even view any as they are a nightmare to deal with.Life is not the way it’s supposed to be. It’s the way it is. The way you cope with it is what makes the difference.0 -
I would just say you cannot deal with the new agent as you already have a contract elsewhere. I would then hope that this potential buyer is intelligent enough to find your property on rightmove and contact your existing agent.
You could mention it to your existing agent, but be clear that you don't want to sign any contracts with the new agent, nor pay any extra fees.0 -

What i could do is to call agent 2's bluff, and arrange for viewing to happen - soon then find out whether or not this 'mystery' buyer even exists! Surely I would only get in trouble if I proceed with any potential offer, and do we know only if in contract period? Would agent 1 even know if I just arranged a viewing does anyone know/think pls?0
