Put in an offer on house today that was rejected. In my opinion its overpriced (vendors want close to asking which ain't gonna happen!) compared to others that have sold in the street but the position ticks all the boxes. Quite keen on the street itself, is it cheeky to stick flyers through peoples doors asking if anyone is thinking of moving?

Pretty standard practice I'd have thought if wanting to live in a specific area / road.
Do highlight the lack of estate agency fees. Put this in £xx,xxx so say 2.5% plus VAT on £650k = £19,500 !!!!!!!
Then highlight your ability to proceed (if good), cash buyer etc.
But perhaps introduce a timeline, say before the end of summer, otherwise they have no incentive but to drag you along at their slow pace.0 -
By leafletting you will lose a bit in negotiation terms (you must really want to live here to do this) and they will probably take the current house for sale as a starting point...Emergency savings: 4600
