I'm looking to extend ontop of my flat roof which is the kitchen at the rear of the property. The measurements are 17foot by 11foot 5, so will be looking to extend te full amount on top of the flat roof for a extra bedroom and en suite for the maste bedroom, 2 windows, wiring roof cutting in etc,
Has anyone had similar work done and roughly looking at costing so I no what to set aside, and any other things to look out for
Thanks Matt

Impossible to say really as there are so many questions but the starting point is to see if the existing footings (foundations to kitchen) are of an adaquate size to take the additional loading. If not and say underpinning (for example) is required this can have a significant effect on the build cost as can the spec for the bathroom sanitaryware etc etc.0

I will get a S/E to check the foundations ASAP, anyone no the requirements before I call him up on the measurements for foundations for an extention ontop of a single floor roof.0

How long is a piece of string really as it depends upon the ground conditions you have. If you are fit however you can hand dig down the side of the single storey extension yourself and expose a small section of the footings. That way the S/E will be able to examine and record for present advise and future reference.0

Foundations for a single storey extension will normally take the loading for a double storey.
It's a waste of time starting to investigate foundations in isolation.
In any case, they will need to be checked by building control as part of their site inspections and in context of the whole design0
