Regardless of what Countrywide might do or say, the LL absolutely did not have to show the property to these potential Ts if s/he did not want to let to anyone with pets. LA works for the LL not t'other way round. It is really that simple.

Viewing would actually not have started if as a LL I did not want a T with pets.Before the viewing started I would have pointed out to the prospective tenants that pets were excluded.
A dog owner is not going to want to give up their pet to suit a LL's preferences for a pet free let ( and rightly so) so no point in showing the property to them.0 -
Did your Ts think to notify the LA in advance that there was to be a name change/delay in payment ? Most LLs would be pleased that their LA was swift in following up what appeared to be late/unpaid rent. Do bear in mind that late/unpaid rent letters tend to get triggered via computer - yes, they should be checked before they are signed off but it is not always immediately clear from bank transfer records where funds have come fromWe are with Countrywide because the Local Agent retired and sold to them. We have found to our cost how poor they are!
They even rang our Tenant to point out they were in arrears when they had married and changed the name on the Direct Debit. This only took 10 days to change and they had never missed a payment before!
Even though they explained, Countrywide followed up with a letter!

Of course it wasn't. It was a waste of both yours and the Ts time to continue with the viewing if you don't want pets at the property.tbs We relied on Countrywide to follow our instructions and we did not know the family had a a dog until they arrived.
Too late to refuse a viewing when they had been invited by Countrywide!
What was the purpose of showing them round?
Don't *ever* let an LA dictate to you as the LL how you will deal with your rental.0 -

If you signed a agreement to appoint WideBoys -sorry, Countrywide, as an agent; either for finding only or for subsequent management they may have snuck a 'sole agency' clause into the paperwork.
I've only had this happen once, so I told them I objected and struck it out before signing to accept their terms; they were completely happy as all of the other agents locally (we have lots) assume you will place the flat with others to maximise marketing.
Even if you did, they'd never sue, especially if you dropped them a note or email saying thay'd breached their agreement by fielding tenants other than required. So advise them to procreate and travel; if you want- but given that this was probably incompetence on the part of an employee who didn't even read the file (do they ever?), maybe you shouldn't cut off yr nose to spite face, but run with them, with ecouragement to get it right next time (like any contarctor, they'll work harder if they think you care) but also try others. These days the physical office location is less important than web viaibility. Search Zoopla, findaproperty, rightmove etc for rentals near your property's postcode and see who pops up, and consider giving them your business; we've had sucess with at least three agents over several square miles of S London- its a lottery so buy more tickets!0 -

To be fair Countrywide may not have known this viewer had a dog. He may have agreed to the no pets condition, knowing that this could not be enforced after he moved in.
