survey being instructed - where do they need to look ?

    Hopefully he wont be that long then. Just waiting now to hear what day they will be coming, the only day i cant take off work is a monday so hopefully it will be any other day and i should be able to take the day off work ;)
    I dont think there should be anything major the only thing i can think is some of the rendering on the garden wall has fell off :o but i supose i wont know untill the guy comes ??

    My buyer had her survey last week (homebuyer's) and surveyor was here for over 3.5hrs. He was very thorough, but as my buyer is what you might call in the business, working in the estate agency field, I think she got a special deal with suveyor and got far more than the bog standard homebuyer's report that us lesser mortals would get for our money.

    By the way MofT, I heard from the buyers surveyor within just a couple of days of accepting the offer and he was flexible on days to accommodate me, so you should be fine.

    I posted yesterday that my buyer is happy with her survey and what a big relief it is, so fingers crossed it will be the same your end.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Depends on the level of the survey and how savvy/thorugh your buyer has been in instructing a surveyor. If indeed they have- some people rashly rely on their lenders mortgage valuation survey, which is pretty superficial. Others have made the point that a 'homebuyers' survey is also superficial and while it might involve sticking a damp meter into any obviously vulnerable walls such as in a basement, it probably won't (in my experience) involve loft spaces, lifting carpets or moving furniture. My wife's best anecdote is how her friend sat tight in an armchair in a basement room corner throughout a survey to hide a weak spot - it subsequently collapsed - luckily two owners later! By contrast, I've had a full structural surveyor take off ceiling roses to check if lighting wiring is earthed, and poke around lofts and coal-cellars to discover minor damp I'd not even noticed myself.

    But back to your question- I'd do nothing; try not to fret and let the surveyor decide what she/he needs to see; and as most insured professionals can be trusted not to steal the silver, why add to the stress (or risk nervously blurting out the truth about that dodgy roof tile) by being there. I'd go out!
