Garage Extension

How do,

can anybody direct me to a web site offering simple advice on the legal process of having a garage extension processed?

    no need.
    speak to your local planning dept at the council, they are usually very helpful.
    they will tell you if your application is likely to be successful or likely to fail.
    ie save your time/money!

    basically, you normally apply for outline PP, with a very simple/basic drawing if req. pay the fee.
    (get your neighbours on side too!)
    if OPP is given ok then detailed PP is applied for, complete with a proper drawing. you may be refused on technical grounds such as type of material etc.. again speaking to the planning staff will help.
    if PP is refused then there is an appeal system.

    be aware there is a much simplified system coming into force soon.
    Get some gorm.

    Agree - speak to Planning first. They will tell you straightaway if anything in your design is a no-no. Basically, they can help you to get the application right, so that you get permission.

    An outline application for a garage extension??? :rotfl: interesting idea.

    There is a good chance that you may not need planning permission for an extension to your garage but there are a number of variables that will determine this. If you do it'll cost you £135 to apply and will take around 8 weeks to determine. You'll need to fill in a few forms and get a plan of 'before' and 'after' drawn up. There will be an additional cost for a builder or architect to do this if you can't.

    Speak to your Council first to determine whether you need to apply.

    You might not need PP but you'll definitely need Building Regs approval and may also need to comply with the Party Wall etc Act 1996 if it's coming close to your neighbour's property/boundary.
