always look at plans at reservation and before exchange if property not built, pay attention to shaver socket points if standard ,how many plug points and where they are positioned on drawing you can always purchase more then mark the plan, keep copy, just in case of issues.keep visiting, asking questions plus visit your plot and show how important these items are to you, check tiles choices etc make sure to know if the kitchen in the showhome is standard, usally its not even the same layout unless you upgrade,so take time viewing all the plans even if it takes a few hours.make sure you tell them any changes you need to be notified, not all builders do.

My DH and I bought a new house three years ago and we got a snagging inspector in a few days before completion. The report he produced was invaluable. It highlighted 102 concerns (cosmetic and non-cosmetic) and the site manager rectified most of them before we even moved in and all of them by the end of the first week of moving in. Although we had two years to report any snags ourselves, we would never have noticed a fraction of what the snagging inspector found.

I think that we were quite lucky though as the site manager was fantastic and did anything he could to keep us happy. Once we'd moved in, he did extra jobs for us including having the toilet moved in the upstairs bathroom so that we could get a tall standing bathroom cabinet in one of the corners. I would definitely recommend getting to know the site manager where you are moving to if you don't already. Ours could easily be bribed with tea and cake. :)

    Hope to help.

I think you were VERY lucky!

Thankyou to everyone for their comments.

Didn't want to let this thread die without a thank you and an update.

I'm all booked in to check the plans for the kitchen, if the cuboard is shown differently on the plans, i will make a formal complaint against the quality of build (or words to that effect).

We where supposed to be getting electric gates to serve the garage / parking area, apparently these are no longer an option, my solicitor is following this up but I am not hopfull.

Shaver sockets will be brought up in the demonstation, i do belive that they can move them without a major upheaval, this will depend on mr site manager.

I'm going to forgive the tiling 'problem' as it is a quick fix and might even work to my favour.

Hopefully Linden homes value their reputation enough to be reasonable on the issues, either way i will keep up the updates.
