Hi all
Thanks to this fantastic site I have got what I feel to be a fantastic deal with an agent - upfront fee £180 (others were £220+, flat selling fee off £1000+vat,(others were 1%) then the agent has agreed to reduce this final fee again by what we paid upfront ;-)
Any how we are now preparing for the photos and was wondering if anyone had any useful tips for me

Not sure what kind of advice you're after but .... you need to dress the house like a show-home. No clutter, no personal effects, just "beautiful things". Have a look on Rightmove at new build show homes. Also, look at some "designer" websites that dress rooms e.g. Laura Ashley is good at this here's an example but you'll need to choose a style that fits your current property.
Once it's on the market, it's no longer "your home" - it's now a property that someone else will want to buy.Warning ..... I'm a peri-menopausal axe-wielding maniac
