Need to get rid of my house. Help

I am currently in a relationship that I need get out of. We have a mortgage and have been living in current property for over 10 years. The house is in need of remodernisation and redecoration. Have no money to do this, plus he has done nothing for the past 10 years so dont expect him to now. Do I put it on the market and see how it goes, the price reflecting the work that needs to be done. Or do I go to one of these "Sell my house fast" companies? Want things to happen as quickly as possible. What do I do?

    go to an agent and sell at 90% of sensible value, should fly out the door to an investor or similar.

    Many of the "sell your house quick" type companies are a total rip-off. They will under value at the start, insist you use their conveyancing services so pay their fees, and re-value it again at the point of sale, so you will lose a lot more that selling on open market.

    Get 3 agents around the view and value it, then use the average price they have come up with and be prepared to take reasonable offers.

    Where are you moving too and how quick can you be out? Offering it no chain and vacant possession is also a bargaining point for a quick sale.

    Just one point, you say "we" have a mortgage? If you joint own it, you must both be in agreement to sell it! Are they happy to put it on the market?

    Have spoken to a solicitor regarding this. He knows how I feel and seems to be going along with it at the moment. Looking to stay in current area because of my children.

    Modernisation and redecoration shouldn't put that many prospective buyers off as many want to put their own stamp on their new homes, just as long as it's structurally sound and doesn't need any extensive repairs.

    A lick of paint shouldn't take too long or cost that much, so you might want to freshen the place up a bit before putting it on the market.

    Do anything rather than get involved in any of those "quick sale" companies. There are few who will give you anything approaching a fair price, and many are just out-and-out crooks who will pretend to want to buy it for 75% of the market-price, snare you in and at the last minute drop their offer to something which will make you weep, tear out your hair and rend your garments. Putting it up for auction would be better than doing that.

    Then you have room too bang it out cheap. You should get a quick sale at the rite price.

    UUnder pricedproperties do not stay on the market long even in this climate. Often only staying on the market for a few months.

    Especially since most of the properties on the market are overpriced or at the high end of the value.

    It will sell fast on the open market if it's cheap enough. And you'll still get more than you will from those companies. Before you get EAs, check sold prices on Rightmove to see what houses in your area are selling for. When EAs come round to value, say you need to sell fast. Ask them what they would put it on the market at and what they think it will sell for, realistically.

    I wanted to shift a flat quickly a couple of years ago. EAs said to market it at £120k and it should sell for £105-110k. I told them (against their advice) to put it on the market at £112,500. It sold three days later for £103k and the sale completed five weeks after the offer was accepted. A quick-buy company would probably have given me £80k or something.

    put it on the market with a dual agency on a 4-6 week basis. you can price it below the market value to encourage buyers. alternatively drop it into an auction.
