Lots of repairs after renting

I'm wondering if anyone can advise on some repairs that need doing on my house. It has been rented out for about 5 years so I haven't really been made aware of certain things and the house did need a bit of TLC in general.
I could do with knowing what is a big job/needs professionals or even if there is a patch up option for the time being.

Pointing required to gable end, house is a stone fronted end-terrace and where the stone meets the brick the pointing has come out. The plaster on the other side of the wall is damp but this may be due to a guttering problem that has just been repaired.

Blocked gulley from rain water pipe, I think it is grease that is blocking it, I tried clearing it myself before but having only just noticed it I wasn't really dressed to be dealing with smelly water!

Pointing to rear flags, the cement between the flags has been washed away and there is a drop of 3-4 inches down some of the gaps where the soil has been washed away, this soil could be what is blocking the gully, as it had been left uncovered.

Re-bed and re-point chimney, this is possibly letting in water, I have a quote for this but someone has suggested I could get the chimney collapsed and tiled over?

The rear gully that is blocked is sort of sunk, there is about 4 inches from the edge of the flags to the top of the gully, the rain water pipe doesn't go into the gulley either, it finishes in line with the flags. The brick is exposed for the house and there seems to be a void under the garden wall and flags. I also have damp on the internal wall but I'm unsure if this is because of how the house was treated by the last tenants or because of the water that may be going into the house.

I have already got some work done, re-plastering, repairs to gutters and some tiles, re-painted.

I don't usually come down here so I'm sorry for such a long first post, with money being a bit tight and me not really having a clue about repairs I thought here would be a good place to start. I hope I have given enough information, even if someone could suggest what to prioritse it would be a big help!
