Timescales for Vendors to sell within

Hello,

Are there any timescales in which a Vendor has to complete within (I suspect not) If not how does one "hurry" them along?

I'm both selling any buying. I have a first time buyer (thus don't want to lose them).
I've had an offer accepted on a property - but I believe the vendors are looking at a property which requires some modernisation - but it is vacant.

This is great as no chain end to end; however I now have it in my mind the vendors may wish to do up their new property before moving in. (It is habital just needs modernisation.

Now yes they would need a whole heap of cash to be able to purchase their new home without "selling" their current and do it up. If they had the cash then I guess they would have gone down this road. We are talking a good 400K more for their new property than their sale price of the current.

Thoughts? Paranoia? or is there a method to help progress the move other than keeping good dialogue going and obtaining a date..

    Have you spoken to them or the EA about your concerns?

    Tell them you are concerned about losing your buyers and can you work to x date

    The dialogue is to start this coming week, I suspect our offer was accepted so readily as we had a buyer, but there's nothing to stop them "delaying" things I guess and of course seeing if they get a better offer - although Vendors EA has
    stated no more viewings.
    I guess I need to exchange sooner rather than later and get the time scales agreed.
    I have Sol and mortgage lined up so raring to go....

    Problem is I've already had another property fall through due to the Vendors messing about and being non-commital and would rather it not occur agan!

    I've been Money Tipped!
    We were In a similar situation,FTB buying ours and our vendors buying a chain free house but being a nightmare having surveys more surveys then trying to renegotiate etc, all I could do was keep in touch with my buyers the EA and keep pushing solicitors but all the time I was worried our buyers would get fed up. Luckily they didn't !!
