Does anyone know of a good website where I can get a lease document set up? Ideally I'd want a one-off payment for just the one contract.

There are lots of sources but as you may not be an expert how would you be able to tell which ones are accurate and reliable and which ones could cause you more trouble than they're worth?
The usual advice, and this kind of question comes up regularly from newby and/or inexperienced landlords, is to join a landlords association. There you can get access to a reliable tenancy agreement template and the cost of membership can be offset against the rental-income for tax-purposes. Win/win.0 -
To reinforce Bitterandtwisted's advice, by joining a LL's Assctn you can also use their legal advice to discuss your requirements and adapt the TA.
A tenancy agreement that suits me/my property may not suit you/yours.

The legal stationers Oyez also offer an ASTA.
Its not just about having the tenancy agreement though - you need to understand its application. Bear in mind that if you try to adapt an ASTA your alterations may not stand up in court. You may find it useful to look at the OFT guidleines on unfair contract terms in tenancy agreements.
Membership of LL Law and/or LA associarions may entitle you to descounts and some LL insurance premiums btw, and the fee can be set down on your Tax return against your rental income0
