Was considering putting a bid in on this one at the auction later this month, and would welcome your thoughts:
http://beta.a-r.co.uk/current-auction/lot-details?LotID=652696&au=&LotNumber=1&LotNumber=20120620
I have no idea as to the condition of it, yet. It just caught my eye, but I certainly will be popping in for a viewing.
I'd be using it as a BTL, or possibly to tart up and sell on as good spec property seems to move quite quickly in Putney.
Thanks

It looks well located but lack of interior photos is always a concern.
32 sq mt is tiny, do you know if this is per floor or in total? If it is in total this place is a rabbit hutch and not much space at all for £300k.
Edit: also the ceilings in the basement are low - just over 6ft - this would put off a lot of potential purchasers (not me since I am 5ft5 with a wife to match) but I am guessing tall people would not want to feel penned in in just over half their house.Thinking critically since 1996....0 -
Its a padded cell..32sqmtr......no one should have to live in a hovel that size..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

Thanks for this.
I've only just come across it, so I dont know if its 32 sqm per floor or for the whole property. In either case, its likely to be pretty small but it also may explain the low price tag.
The lower ceiling may not be a problem if you can either dig out (very costly and time consuming) and / or raise the floor at ground level.
Could be a very interesting (and lucrative) project, or an absolute money pit. On the basis that I've not seen it yet, I cant comment.
May go for a viewing and revert0 -

Plenty of folks live in studio and 1 bed flats with that square footage. Take a look at the floor plans of some of these:

Not everyone can afford to live in a 5 bed detached on a half acre of land.
My sense is, given the asking price, that it's 32 sqm per floor.0 -

32 sq meters is pitiful though and I feel sorry for anyone that has to live in such a tiny space. I wonder what the size of the average prison cell is....
It's not 32 sq mt or a 5 bedroom house, there is plenty in between. A lovely 3-4 bed victorian terrace (1200-1500 sq ft) in the centre in most cities in the north can be had for the same price as this chicken coop.
I'd rather live in a nice house further away from London (or nowhere near to be honest) than a tiny little oppressive cell like the one above.Thinking critically since 1996....0 -
On Rightmove, it says:
Last available sold price: £250,000 31 Jul 2009
But I don't think this can be for the same flat? :huh:0 -
love how in london houses are decided upon in sqm. I moved into my first house last june and my garden is 3 times bigger than that house, come to think of it two bedrooms in our house are bigger than that place. Its grim up north isnt it!
O and the house cost a third of that asking price.
Happy house hunting (sorry just beyond me why anyone would choose to live in london?!?!?)0 -
Is the garden off the basement? - if so then opening up the back with glass wall/folding doors onto a nice garden seems to be the way to go - could the basement 3 rooms go open plan even? Ceiling height would be less of an issue then.
Opposite park too - good locationYou never know how far-reaching something good, that you may do or say today, may affect the lives of others tomorrow0 -
Looks quite nice, it is small but then so are plenty of places in London thats normal, and it means the rent is afforable for more people too.
If that was up North it would be a lot cheaper, but then you get what you pay for hey....its location location location0 -
This thread made me curious, so I just measured my flat. It's just over 26 sq metres in total. I wouldn't describe it as a hovel though....0
