    An extra month's rent is one month's mortgage-payment they don't have to meet, so asking the vendor to cover that is a nonsense.

    I'd be wanting have some straight answers from the vendor's solicitor before I threatened to pull out. Until contracts have been exchanged either party can pull out for any reason or no reason at all but I would be disinclined to be looking too impatient to your vendor in case they lose confidence with you.

    Have you attempted to ask the vendor direct for clarification about why their solicitor appears to be not on the ball? If they're one of those online-only outfits you'll be waiting a bit longer, I suspect. To be honest, you sound like a typical FTB with the usual jitters

    I agree you should have a word with the vengors, I did this when I had similar problems with my last purchase, vendors solicitors were saying they were waiting for vendor to send all the required documents, they had sent them, and by recorded delivery, a clerk in the solicitors office had put them in the wrong file!! we got the whole lot, all 16 pages of it, within 24 hours!

    Have already spoken to the vendor. He assumed everything had been sorted and that he was just waiting for a date. He said the last time he spoke to his solicitors was 5 weeks ago. This quite annoyed me as his solicitors probably think they can take their time. We have been chasing ours every few days. Hopefully he will chase his solicitors today.

    I would suggest this:
    • Your Solicitor to write to Vendors Solicitor and ask for copy of letter to council asking for section 106 to be addressed. Copy to be provided within 10 working days, otherwise papers may be returned.
    Before you do this
    • A word with your own solicitor to check out that they will work this way
    • Alert vendor that as far as you can see the hold up is that his solicitor has not addressed the section 106 issue - and while you accept the council may not respond quickly, you need his solicitor to address this - and your solicitor will be returning papers if his Solicitor is not on the case
    • Advise Agent similarly.
    Be aware
    • that the council have no duty to talk to you about what the vendor has asked them
    • the real issue may be something totally different
    If the real issue is something different, provided you are clear about what your think it is, doing the above should flush out the truth.
