What Happens At End of Fixed Term Tenancy When Wanting To Stay

Hi
A friend currently rents a property that she initially got for a one year fixed term. That one year will be up at the end of July. She wants to stay and my friend has heard nothing to the contrary in terms of the landlord wishing for her to leave, he is happy with the state of the property etc. I'm just querying what will happen at the end of July?

Does it move onto a rolling tenancy agreement or is a new agreement signed for another fixed term?

Is there any fees involved with drawing up a new agreement

    Depends what you friend wants to do. A rolling contract or Statutory Periodic Tenancy automtically arises if the tenant does not move out at the end of the tenancy. This observes all the existing terms and conditions of the original AST, except LL needs to give tenant 2 months notice, and tenant only needs give one month notice to leave.

    Failing that, if tenant wants security of another fixed term, then they can request one. If LL manages tenancy themselves, there is likely no charge for this, but a letting agent will want their pound of flesh from the tenant, and probably the LL too.
