Thinking of doing a second viewing on a property, but like to get an idea of whether price is reasonable and what we might end up paying for it:
http://www.rightmove.co.uk/property-for-sale/property-22141392.html?premiumA=true
Am confused by the whole thing of asking price vs. what something is really worth.
I'm not sure what we would be willing to pay for this (our budget is higher than the asking price), but like to drive a hard bargain. So is it sensible just to go in 190k, or is that too low.
I would be keen to learn what others would do in a similar position..
Thanks in advance
(also if it helps our negotiating position we are FTB with mortgage in principle).

I think as many people will say in here, it's only worth what YOU are prepared to pay for it.
To help you, look at websites such as mouseprice, zoopla and propertybee (more a mozilla add on than a website) to guage what similar properties have sold for over the last 12-18 months an if it's had its price reduced. Also check how long it has been on the market for - if it's a while, chances are it's over valued - and try and subtly find out from the agent how desperate the vendor is to sell, although i appreciate that is easier said than done.
I think you'd be foolish to go in at the asking price unless somebody already has and you're countering but you need to do your research in order to answer your own question. Remember though, it's a buyers market.0 -
From Property Bee
9 March - marketed at £220k
13 April - reduced to £210k
Put the postcode OX12 9FJ in to the sold prices option on Rightmove and you can see what similar properties in that area have sold for.Warning ..... I'm a peri-menopausal axe-wielding maniac

No idea what properties there are worth but the interior looks like you wouldn't need to make any improvements so that's one bargaining chip gone. However 190 shouldn't be so insultingly low that they won't negotiate....0
