Letting Agent & Check-out inventory

Just a quick question really.

As a LL should I receive a copy of the final check-out inventory?

I recently took my property back, and it was a bit acrimonious with the agent when I did so I was wondering if they were being obstructive on purpose or whether I should not expect a copy at all.

    Who paid for the check-out inventory to be carried out? If it was you then you should be furnished with a copy as a matter of course.

    Has the outgoing tenant had their deposit returned yet?

    I assume that as you are the landlord the check-out inventory was done for you, on your behalf - either by an agent you employ to work for you, or by an inventory clerk, again employed/pid by you.

    Who the hell else would care about a check-out inventory other than the landlord????

    Therefore, yes, of course you should receive the report!

    Just as you should receive copies of any other documentation done/received on your behalf and at your cost.

    Usually check-in inventory is paid for by the landlord (and a copy made available to both tenant and landlord for reference) and check-out is paid for by the tenant (as a deduction from the deposit, in our case when we last had a check-out). I think it's done like that to be fair to both parties - i.e. the costs of inventory overall are split so there is no bias on one side or the other.

    We never saw a report for the check-out though, we were just told all in order & were forwarded our deposit. Not sure if the landlord got one.

    Er - the tenant? Who is likely to be the one who has to pay if anything is reported as being different to the situation on check-in?

    Both parties have an interest in checkin and checkout. Hence why the norm is to split the costs.

    Why would the tenant care?

    if the LL attempted to make deposit deductions without a check out inventory, the tenant would go to arbitration and the LL would have no evidence to produce of the damage/loss!
