Hi Guys,
We are filling in the TA6 here on a dreary Sunday and a few questions have popped up.
When we purchased our property there was a brick build outhouse building being used as a workshop. We gutted the building leaving only the brickwork and put on a new roof (same height and material as the old one), double glazing in place of the old windows, a new door, new electrics and added a nice plasterboard/plastered inner shell to turn it into a games room.
We have an electrical cert and will include this doc when sending the info back.
1. Do we need a FENSA cert for the windows (we don't have one unfortunately)?
2. Do we have to tick "conversion of a garage or loft" for this space? Mainly the work has been to update the existing outbuilding.
The previous occupant had removed a load baring wall (he was a builder) and we received a letter from his solicitor showing the date, 1984 and stating that there is no building reg approval.
3. Do we need to mention this on the TA6 and if so, where?
Finally... last one I promise :-) The previous occupant had built an internal downstairs wall (non load baring). During our occupancy we have knocked this down.
4. Does this need to be mentioned on the TA6 and if so, where?

I would suggest the outhouse is maintenance and improvement and not conversion. When did you put the window in? As far as I am aware, the fensa cert is only applicable after 2007, but am happy to be corrected.
In terms o he previous builder owner, taking down a wall, if it isn't asked for, don't mention it and ditto he last item.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -

Thanks for your help. I'm going to follow your advice on this as it all makes sense to me. The Double Glazing was put in 2008. It is only in the outbuilding so hopefully this won't be a problem. We purchased the window units from a local firm but a friend who is a carpenter fitted them.

I would say as this is an outbuilding you won't have any problems. Presumably there is an external door between thr property and the outbuilding? I know this sounds daft, but you haven't removed any windows or doors to make the outbuilding part of the main house?Don't lie, thieve, cheat or steal. The Government do not like the competition.

Yes the outbuilding is at the bottom of the garden, well away from the main house.

It won't be a problem and probably won't even get looked at. FENSA was just one of a previous government's lunatic ideas that is a complete waste of time and money.Don't lie, thieve, cheat or steal. The Government do not like the competition.
