Warning: rant. (viewings on my rental house)

We move out on July 15th... So far we have had a viewing every day... Since last Monday! Someone traipsing through my house, standing on post, LL moved my glass recycling from the front... Asked to make it more tidy... Now I'm suffering with chronic IBS at the moment and the thought of strangers being around when I'm ill and at home next week is mortifying.

How many viewings is reasonable? They've got loads booked in next week and more keep being made:( Can I insist they wait until we are gone? (around June 15th).

If you don't want any viewings, write a letter to the LL/agent saying so!

Then change the locks to ensure they comply.

Or more reasonably, write and say viewings are OK with you
    a) on these days/times (eg Mon/Thursdays between 6 and 8 PM) AND
    b) provided they are agreed with you in advance (24 hours)

    Job done.

edit: and before you tell us, it does not matter what your tenancy agreement says...

    As G_M says.

Tell them ( in writing ) that they will need to re-schedule the ones next week to a mutually convenient day/time slot.

Asked to make it more tidy! I'd be asking the landlord to do something else in return. Like staying out of my home, or something rather less polite and I'd only agree to viewings when I decided I wanted them.

If you're unwell, just write and say that you can't accept any viewings right now and will write later when you're well enough to let them know when they can arrange them again.

Meanwhile, change the barrel of one of the locks on front and back doors to prevent unauthorised entry. Keep the old barrels somewhere safe so you can replace them again when you leave.

I do feel for you, as I understand that IBS can strike without warning and leave you feeling absolutely pants... regardless of whether the viewings are pre-arranged or not.

However, the people above are probably better placed for providing useful advice (I just thought I'd provide some sympathy)

    Pffft make it more tidy...

I would make it more messy (not dirty, but bloody untidy!) next time they came around. Throw my laundry everywhere. What a shame they came in on laundry day eh...

Glad I'm not the only one who thinks this was a little unreasonable! We have tidied a little but we do so anyway on a weekend - then make it a mess in the week.

I will rearrange next week as this IBS attack isn't showing signs of waning but agree with the poster above - I might be alright in a couple of days.:o

I won't change the locks but I will tell them to rearrange by writing (email). They were quite good when I first refused but now they just ask my boyfriend who forgets and tells me at the last minute - so we got an email viewings list and boy is it long.

Best bit is they are using photos more than 7 years old as they can't photograph whilst our storage boxes are sky high. So people must be disappointed not to see a perfectly done up house like the photos... Which encourages more viewings:(

You are moving out in a month, and I assume paying full rent for that time.

One day of viewings a week is more than enough. Do not let them push you into allowing more than you want them to have. And try and negotiate a rent decrease if you allow a lot of viewings...

I won't change the locks probobly a mistake - but it's your choice but I will tell them to rearrange by writing (email)definately a mistake - write a LETER.
Your tenancy agreement should have a (postal) address for the landlord "for the serving of notices".

Without this, by law, you do not have to pay rent.

The reason for this is so that you can serve notices on the LL. And the appropriate way to do so is by using that postal address.

Out of curiosity, what if the rental is through an agency? Would the LL postal address still need to be on there or just the agency?

You still use the address given on the tenancy - that's the one they have indicated they want you to use. If it's the agent's address, they are indicating that any correspondence for the LL is OK to go there instead.
