Talk to your solicitor. You can negotiate an allowance (seller passes you an agreed cash sum on completion) or a retention (solicitor holds money back to pay for an agreed schedule of works).
Don't understand 'in the next two years'. If it needs it now, then get it done.0 -
In your case, I would ask for an £4k allowance to fund the rewiring (presume you have an electrician's report and estimate to back this up) and be prepared to compromise at £2k.
Or you could say you expect the seller to fund 50% of the costs of the rewire, request a retention of £3k, with any surplus returning to the seller once the work has been completed. Then, if it ends up costing £4.5k, you've got a bit of wriggle room if costs increase.
Also, think about replastering costs and if you want to get some of these covered.0 -
